We're in what I call a Bunched Market right now. Starter homes have risen in price more than the next level, and so forth. 

The result is that you can get a lot more house for a little more money at some price points. 

We also appear to be done with the crazy market we've had the past couple of years where every house sold in the first weekend and had multiple offers. 

A lot of sellers haven't realized it yet, but this is a buyer's market, and a savvy buyer can take advantage of it.

A seller can take advantage of it, too. But you need the right pricing and presentation. There are still homes selling, we just need to be sure yours is one of them.
